The next step in the home sale process is that the buyer will hire an inspector to evaluate your home and verify that it doesn't have any issues with health or safety or any issues that they may have to deal with going forward. You know that buyers pick their own inspectors, they pay for the inspections, and in the state of Colorado, there is no requirement for an inspector to be licensed or certified to judge the condition of your home.
