Today I had the honor of speaking with Erica Mattia. Erica is a full-time vacation rental property manager in the Ontario Canada area who has over 24 listings. Erica, having had a background in Network Marketing, was able to utilize her experience and sphere of influence to find clients and build a successful cohosting business model. What I love so much about this conversation is just how humble and personable Erica is. Erica is successfully managing a very good sized portfolio of properties but she is a constant learner and even shares that she listens to the other hosts in the show to glean success habits and tips. Today I had the honor of speaking with Dawn Parr. Dawn and her husband were tired of working the 8-5 in nursing administration and sought a way out of the corporate rat race. In 2015 they began building a tiny home on some property they owned in Lubbock Texas, and in 2016 sold their big home, downsized their life, and quit their jobs to begin building their new lives from scratch. Dawn, her husband, and their daughter Tesla, now own and operate 6 tiny homes on their 2 acres of land and are continuing to build more homes for their guests to expand their tiny village. Today I had the honor of speaking with Jon Bell. Jon is a full time IT consultant who operates 24 short term rental units part-time. Jon has been able to scale up his business in a year and a half through rental arbitrage and is able to bring in over 50k a month on top of his regular salary. Jon, being an IT guy who loves automation, decided to create systems that would make his business as passive as possible without losing control of how his business operates by giving it to a management company. Jon shares how he is able to spend as little as 10 hours a week managing his business, how he's been able to scale up so quickly, and how to operate a business that doesn't require you to go "full-time" in case you already are working a busy schedule. Today I had the honor of speaking with Tricia Moore, founder of Citizens 4 STR, a nonprofit that fights for short term rental rights and helps teach others how to form their own coalitions. Tricia decided to start C4STR after regulations changed preventing her from being able to rent her home short term in Fairfax county. Fairfax counties regulations were made tactfully deceitful and made STR illegal while some of it's neighboring counties did not have such vague or unsupportive regulations. Tricia is now the spokesperson for STR rights and is actively battling lawsuits against members in the community, hoping to bring about change allowing members to be able to rent their homes under better terms. Today I had the honor of speaking with Toby Doré. Toby manages over 33 listings ranging from rental arbitrage, owning, and co-hosting. Toby is quite possibly the coolest university professor as he is a world traveling nomadic backpacker who also runs a hostel which he lists on Airbnb. Toby having started in 2011 after reading "The Joy of Less" decided to take a minimalistic approach to his units and allow likeminded travelers on a budget stay. After traveling and experiencing life at hostels, he took his newfound experiences to create his very own Cajun Hostel, located 2.5 hours outside of New Orleans. Toby shares a lot of useful information about running a budget-friendly property, how to manage people's expectations with shared sleeping spaces, and how to structure your team so you don't have to manage everything yourself. Today I had the honor of speaking with Erica Muller. Erica has been real estate agent for 18 years, 12 of those years focusing primarily on the sales of VR in the Orlando area. Erica took her expertise of VR acquisition to create a "pro forma" specifically for analyzing the financial numbers of an investment property. Erica shares this financial tool for free on her technology startup Vrolio which is for VR investors who are looking to buy and sell their next property. Erica has set herself apart in the VR space for her ability to analyze investment properties and work with investors to make those purchases possible. Today I had the honor of speaking with MiLo Chan. MiLo and his wife Chandra were able to quit their full-time jobs after stumbling upon Airbnb and realizing how well it was in their market. MiLo and Chandra decided to move into their parent's basement temporarily to rent their home and during this time they were able to save enough money to purchase another property. From there they have been able to scale up to rental arbitraging 3 properties while owning 2 while also giving them the freedom to quit their jobs and focus on their vacation rental business. Today I had the honor of speaking with Amlan Mitra. Amlan currently resides and hosts in Hattiesburg Mississipi which has a population of about 50k. Today I had the pleasure of speaking with Kent Ammons. Kent is a firefighter serving in Jacksonville Beach Florida and recently finished renovations on a duplex he purchased with the intent to short term rent. Kent took the leap to scale his business after having success renting one of his rooms in his current house for the past 4 years. Welcome back hosts, In this progression of my short term rental journey I will be sharing some of the lessons I learned when dealing with my nightmarish contractor. A lot of the pain we had to go through could have easily been mitigated had we been more cautious and had someone who could have helped prepare us for these types of situations we had to deal with.    Hopefully, through our pain and experience, you can learn to not end up in the awful contractor trap and not have to deal with so much headache.

Todd decided to cut his ties to the hustle and bustle of city attorney life to follow his passions of farming. After 4 years of practice working on the land, he decided to apply his skills to the quaint town of Heartland, Vermont.

Wouldn't it be amazing to be able to travel all around the world, stay at Airbnb's, and find opportunities to invest in the local area?  In this success story, I speak with Kate Birtch, who over the course of 6 years has purchased and managed 6 properties ranging from Hawaii, Vietnam, Texas, and Cape Town South Africa.  Kate, who runs a successful short term rental insurance startup called Property Protect, has been able to travel and find opportunities in foreign countries to Airbnb. Kate is an opportunist who likes to identify herself as a digital nomad. She is a big believer that anyone who is interested in investing overseas should do it as she has also found success in foreign short term rental management.
